The project, which would rise at 3170-3188 W. Olympic Boulevard, calls for replacing a several small commercial and residential buildings with a seven-story structure containing 252 studio, one-, and two-bedroom apartments with 32,100 square feet of retail space and a two-level, 311-car parking garage. Applicants Choi Bo Sung, Inc. and CBS Property Group would set aside 46 units as affordable housing at the very low-income level according to a staff report to the Planning Commission.
Proposed amenities include a rooftop deck and a courtyard with a swimming pool.
An updated design by Koreatown-based architecture and planning firm Archeon Group tweaks the materials and colors of the project. Plans show a mix of stucco and perforated metal panels wrapping the building.
The City Planning Commission will consider an appeal of the project's vesting tentative tract map by Laborer's International Union of North America, Local 100, which asserts inadequacies in 3170 Olympic's mitigated negative declaration. The appeal argues that the project's potential impacts on noise, air quality, and traffic congestion warrant a full environmental impact report.
The staff report to the City Planning Commission recommends that the appeal by LIUNA should be denied, and that the project should be approved.
