A parking lot and two small residential buildings in Westlake could give way for a mixed-use development, according to plans submitted yesterday to the City of Los Angeles.
The proposed building, slated for a property at 1517-1523 W. 8th Street, calls for replacing a fourplex and a single-family home with a seven-story structure featuring 60 apartments - including six extremely low-income affordable units - atop 1,150 square feet of ground-floor retail space and parking for 32 vehicles.
Requested entitlements for the project include Transit Oriented Communities affordable housing incentives allowing for increased density and floor area, as well as reduced side yards, open space, and parking.
City records list the project applicant as Simon Neman through an entity called Apartments on 8th, LLC.
His project in Westlake would sit just south of Cambria Street, where construction now is underway for a $28-million affordable housing development, and just west of Garland Avenue, where a 14-story mixed-use building is slated to rise.
