A sprawling property in El Segundo that was once home to aerospace giant Northrop Grumman is slated to reopen in mid-2020 as an office campus.
The 30-acre property, located at 888 N. Douglas Street, is being redeveloped by Los Angeles-based real estate investment firm Hackman Capital Partners. Plans call for repurposes four existing structures to create 550,000 square feet of offices, with surrounding parking lots available for future expansion.
Designed by Gensler, the project emphasizes the north-facing sawtooth lights of the buildings, and also incorporates elements such as bridges, catwalks, railway corridors, and exterior stairs - both as a reference to the industrial history of the property and to provide better pedestrian connections across the campus. Plans also call for a variety of landscaped pathways and courtyards between the buildings.
The project site sits just west of the Metro's Aviation/LAX Station, which will offer northbound service in the near future to provide more expedient access to the under-construction LAX Automated People Mover.
Hackman Capital Partners has invested in several large campus projects across the Los Angeles area, including the 14-acre Culver Studios and its most recent acquisition - the iconic CBS Television City property.
